C|G’s Role
C|G was instrumental in managing the budget and complex capital stack on this $39M development throughout construction. The project included State and Federal Historic Tax Credits as well as Low Income Housing Tax Credits, tax credit investment, bridge financing, and a primary construction loan. C|G was highly involved communicating with investors and lenders, providing regular updates and reports, and participating in budget and change order review meetings with the general contractor.
Fort Des Moines
Located on the south side of Des Moines, Iowa, this historic adaptive reuse project is rich with history. Originally built in 1917, the site was known to be the first African-American officer training school and home of the first Women’s Auxiliary Corps and is one of few National Historic Landmarks in Iowa. Developed by Blackbird Investments, the project includes seven former barracks and three horse stables that were transformed into 142, one and two bedroom, income-restricted apartments. The project utilized Historic Tax Credits and Low Income Housing Tax Credits and has won numerous awards for sustainability and historic preservation.
